ACCOUNTS RECEIVABLE:
Pays direct physical loss or
damage to accounts receivable caused by, or resulting from a covered
cause of loss. Coverage is limited to $2,500 on accounts receivable not
at the described premises.
ADDITIONAL INSURED:
ENGINEERS,
ARCHITECTS, SURVEYORS: Adds
Architects, Engineers or Surveyors add additional insured.
ENGINEER,
ARCHITECTS OR SURVEYORS NOT ENGAGED BY THE NAMED INSURED: Adds
as additional insured an engineer, architect or surveyor not engaged
by the insured, for premises or operations liability. To endorse
this form to the policy the underwriter must acquire certificates of
insurance from the additional insured on their professional and
general liability policies.
CONTROLLING
INTEREST COVERAGE:
Adds as an additional insured the person or organization with
controlling interest but only for their liability arising out of
their financial control of you or premises they own, maintain, or
control while you lease or occupy those premises.
CO-OWNER OF
INSURED PREMISES COVERAGE:
Adds as an additional insured the co-owner of insured premises but
only with respect to liability as co-owner of the premises.
DESIGNATED PERSON OR ORGANIZATION: Adds Designated Person or
Organization as additional insured (Premium Charge Required).
EMPLOYEES AS ADDITIONAL INSURED OR EMPLOYEES AS AN INSURED:
Employees are also an insured
for acts within the scope of their employment or while performing
duties related to the conduct of the business.
LESSOR OF LEASED EQUIPMENT:
Adds as additional insured the person or organization leasing the
equipment with respect to their liability arising from its operation
by the insured.
MANAGERS OR LESSORS: Adds as additional insureds
those owners or managers of premises or interests from whom premises
have been rented or leased, when the insured is a lessee or tenant.
MORTGAGEES, ASSIGNEES, OR RECEIVERS: Adds
Mortgagees or Assignees as additional insureds for their liability
as such on Policies covering owners or lessees.
OWNER, LESSEES OR CONTRACTORS: Adds as additional
Insureds owners or lessees of buildings and contractors but only for
liability for ongoing operations performed for such owners, lessees
or contractors by the insured contractor.
OWNERS OR OTHER INTERESTS: Adds Owners or Other
Interest from whom land has been leased as additional insured.
STATE OR POLITICAL SUBDIVISIONS - PERMITS: Adds as an
additional insured governmental organizations issuing permits to
contractors for certain premises hazards. This endorsement provides
no coverage for operations performed for such governmental
organizations.
VENDORS:
Adds Vendors of products as an additional insured for BI, PD arising
out of the use of the vendors products sold by the insured. (Premium
Charge Required).
ADVERTISING
INJURY: Pays for injury other than bodily injury, caused by an
offense committed in the course of advertising goods, products or
services such as:
1). Oral or written publication of material that slanders or libels a
person or organization or disparages a person's or organization's goods,
products or services.
2). Oral or written publication of material that vi9olates a person's
right of privacy
3). Misappropriation of advertising ideas or style of doing business
4). Infringement of copyright, title or slogan.
ARSON CONVICTION REWARD:
Pays a person other than the
Named Insured or person responsible for a fire, for information leading
to an arson conviction regarding loss or damage to covered property. No
deductible applies.
ASSOCIATION FEES AND EXTRA EXPENSE COVERAGE:
Pays for Association Fees that become uncollectible from unit owners
whose units have been rendered uninhabitable due to direct physical loss
or damage caused by or resulting from a covered cause of loss. Also
covers extra expense incurred during the period of restoration that
would not have been incurred had there been no loss or damage from a
covered cause of loss.
ASSOCIATION FEES AND EXTRA EXPENSE COVERAGE (Condos Only):
Pays for Association Fees that become uncollectible from unit owners
whose units have been rendered uninhabitable due to direct physical loss
or damage caused by or resulting from a covered cause of loss. Also
covers extra expense incurred during the period of restoration that
would not have been incurred had there been no loss or damage from a
covered cause of loss. |
AUTO
PRODUCTS IN OUTSIDE CONTAINERS:
When this endorsement is written on a gasoline service station, Coverage
Form E, Premises Burglary or Form H, Premises Theft and Robbery is
amended to include coverage for loss or damage to covered property such
as auto supplies and equipment or oil and gasoline in fully enclosed and
locked containers on the premises as evidenced by forcible entry up to
Limit shown in the schedule.

B
BACK-UP SEWERS OR DRAINS:
Pays for the reasonable and necessary cost to repair or replace
property due to loss or damage caused by back up or overflow of a sewer,
drain, sump pump, sump pump well or any other system located off the
premises which is designed to remove subsurface water from the
foundation area.
BARBER & BEAUTICIANS LIABILITY:
Pays the amount the insured is legally obligated to pay as a result of
failing to provide professional standard of care to a customer.
(Provided only for Barbers and Beauty Shops)
BAIL
BONDS: Pays the
cost of Bail Bonds required because of an accident or law violation out
of the use of any vehicle to which Business Liability or Bodily Injury
Coverage applies.
BAILEE COVERAGE:
Bailee Coverage pays for direct physical loss or damage to property in
the care, custody of control of the insured.This coverage is only
available for three types of risks and the limits vary as follows:
1).
Printers: The Primary Package does not provide any Bailee Coverage.
The Premier Package includes $25,000 of coverage. The limit can be
increased up to $2,000,000.
2). Dry Cleaners: The Primary Package provides $100,000 of coverage.
The Premier Package includes $200,000 of coverage. The limit can be
increased on either package up to $2,000,000.
3). Repair Industry: The Primary Package provides $25,000 of
coverage. The Premier Package includes $50,000 of coverage. The
limit can be increased on either package up to $2,000,000.
BUILDING -
PROPERTY: Pays for direct physical loss to the described building or
buildings including completed additions, fixtures, permanently installed
machinery and equipment, and personal property used to maintain or
service the buildings or structures such as fire extinguishing
equipment, outdoor furniture, floor coverings, and appliances.
BRANDS AND LABELS COVERAGE:
Pays the cost to stamp, salvage, or to remove brands or labels and
re-label the merchandise to comply with the law, on property for which
we have paid a covered loss and have elected to take all or part of the
property at an agreed or appraised value. (Manufacturing)
BROAD FORM LIABILITY ENDORSEMENT COVERAGE:
This endorsement broadens liability coverage by adding or modifying
coverage for the following; Incidental Malpractice, Aircraft or
Watercraft, Additional Insured - Broad Form Vendors, Unintentional
Failure to Disclose Hazards, Other Insurance - Primary Additional
Insured, Newly Acquired organization, and Volunteers as Insureds.
BUILDING - PROPERTY -
Apartment: Pays for direct physical loss to the described
building or buildings including completed additions, fixtures,
permanently installed machinery and equipment, and personal property
used to maintain or service the buildings or structures such as fire
extinguishing equipment, outdoor furniture, floor coverings, and
appliances.
BUILDING - PROPERTY - Condominium:
Pays for direct physical loss to buildings and structures at the
described premises, including completed additions, fixtures outside of
individual units, permanently installed machinery and equipment, fire
extinguishing equipment, outdoor furniture, floor coverings, and
appliances used for refrigerating, ventilating, cooking, dishwashing or
laundering not contained within individual units.
Building coverage for condominiums excludes any of the following types
of property contained within a unit. Fixtures, improvements and
alterations that are part of the building structure; appliances used for
refrigerating, ventilating, cooking, dishwashing, laundering, security
or housekeeping; any other personal property owned by, used by or in the
care, custody or control of a unit-owner.
The
insured (the Association) has the option to cover unit-owners building
property. This should always be done if the Association by-laws require
such coverage. Coverage can be provided by endorsement in one or three
ways:
E3418 (Unit Owners Coverage - Included): Unit-owners building
property is included in the Building limit. Building deductible
applies.
E3417 (Unit Owners Coverage - Blanket): Unit-owners building
property is covered with a single blanket limit that applies to all
units. A separate deductible applies to the blanket coverage.
E3440 (Unit Owners Coverage - Per Unit): Unit-owners building
property is covered with a limit that applies to each unit. A
separate deductible applies to each unit.
Certain states, such as Utah, Washington and Illinois,
mandate inclusion of unit owner coverage within the building property.
BUSINESS INCOME COVERAGE:
Pays actual loss of Business
Income due to necessary suspension of the insured operations during the
time it takes to restore operations after a covered loss.
BUSINESS INCOME 72 HOUR BUYBACK COVERAGE:
Available on Premier
endorsement only. Removes the 72 hour waiting period requirement before
the period of restoration begins for Business Income Coverage. Because
Virginia is on an earlier form, Business Income is not subject to a
waiting period for either primary or premier.
BUSINESS INCOME FROM DEPENDENT PROPERTIES COVERAGE:
Provides coverage for the actual loss of Business Income due to the
necessary suspension of operations because of direct physical loss to a
scheduled dependent property. A dependent property is one operated by
others that our insured depends upon to attract customers to their
location. The limits of insurance shown are separate from any other
business income limit of insurance.
BUSINESS INCOME & EXTRA EXPENSE COVERAGE:
Pays the actual loss of Business Income and Extra Expense sustained from
a covered direct physical loss at the described premises or within 500
feet of the site. Coverage begins 72 hours following the loss or damage
for the period of restoration up to 12 consecutive months.
The
period of restoration will not be cut short by the expiration date of
the policy. It does not include any increased period due to enforcement
of ordinance or law regulating construction.
BUILDING ORDINANCE OR LAW COVERAGE:
Three separate coverage are provided with this endorsement:
Coverage A: Covers loss in value of the undamaged portion of the
Building due to demolition pursuant to a building ordinance or law.
Coverage B: Covers the cost of demolition and removing of debris of
the undamaged portion of the building if demolition is required by
building ordinance law.
Coverage C: Covers the increased cost to repair, reconstruct of
remodel damaged or undamaged parts of the building to comply with a
building ordinance or law.
BUSINESS PERSONAL
PROPERTY COVERAGE:
Pays for direct
physical loss to Property the insured owns that is used in the business
(including products for sale), property of others in the insured's care,
custody and control up (up to the amount for which the insured is
legally liable, and tenant's improvements and betterments that are made
a part of a non-owned building, and leased property for which the
insured has a contractual responsibility. Such covered property is
covered for replacement cost if the limit of insurance is 80% or more of
replacement value - subject to the limit of insurance.
BUSINESS PERSONAL PROPERTY AT NEWLY ACQUIRED PREMISES COVERAGE:
Extends coverage under Business Personal Property to property at any
newly acquired premises. Limited to 30 days after acquisition of the new
premises or beginning of construction at the new premises.

C
CARGO COVERAGE:
Cargo insurance covers goods owned by the insured or for which the
insured is liable as a motor carrier. It is written for a specified
amount of insurance for each truck, trailer or semi-trailer and requires
100% coinsurance for any load. The limit must also be sufficient to
comply with limits required by regulatory bodies. BIPD coverage for the
vehicle must also be in force on the policy if Cargo coverage is
requested. A $250 deductible applies to each loss to each scheduled
vehicle.
CIVIL AUTHORITY
COVERAGE: Pays for the actual
loss of Business Income and Extra Expense caused by action of civil
authority prohibiting access to the described premises due to a covered
loss at other than the described premises.
CLAIMS EXPENSE COVERAGE:
Pays up to $1,000 Primary, $5,000 Premier for all reasonable expenses
the insured incurs at Farmer's request to assist in the investigation of
a claim or suit; or the determination of the amount of loss, such as
taking inventory. (Manufacturing)
COLLAPSE COVERAGE:
Pays for
direct physical loss or damage caused by collapse of a covered building,
if the collapse is caused by reasons specified in the policy.
COMPUTER COVERAGE:
Pays for direct physical loss or damage to Electronic Data Processing (EDP)
Equipment, meaning computers and associated peripheral equipment such as
printing, or auxiliary functions such as data transmission.
EDP recoding or
storage media such as films, tapes, discs, drums or cells; data stored
on such media; and programming records used for electronic data
processing or electronically controlled equipment; are covered up to 25%
of the equipment limit.
CONTAMINATION SHUTDOWN
COVERAGE: Pays for actual loss of Business Income (Net income,
before tax), that would have been earned or incurred, due to necessary
suspension of the insured's operation resulting from a closure by the
Board of Health or other government body, because of discovery of, or
suspicion of food contamination.
CONTRACTORS INSTALLATION COVERAGE: Pays for direct physical loss
or damage to materials, supplies, equipment, machinery and fixtures
which are to be installed by the insured, and temporary structures built
or assembled on site. The property is covered while at any job site you
do not own or operate, awaiting or during installation, in transit or at
a temporary storage location.
CONTRACTORS TOOLS & EQUIPMENT COVERAGE: Pays for direct physical loss
or damage to miscellaneous tools and equipment owned by, or in the care,
custody or control of the insured.
CONTRACTOR
LIABILITY COVERAGE:
Provides liability coverage for
occurrences for which you would have been liable in the absence of the
contract or agreement, as well as liability assumed in a contact or
agreement deemed an insured contract.
CRIME CONVICTION REWARD:
Will pay a reward to persons, other than an insured or person in any way
responsible for the subject loss, providing information which leads to a
crime conviction in connection with loss or damage covered by the
policy.
CUSTOMER PROPERTY COVERAGE:
Pays for loss to customer's property at the premises described caused by
or resulting from any covered cause of loss. (Customer's property is
excluded under the care, custody and control exclusion.) The endorsement
removes the exclusion. (Manufacturing)

D
DEALERS DRIVE AWAY COVERAGE:
Deletes the exclusion in the policy relating to collision loss to
covered autos driven or transported more than fifty road miles from
point of purchase or distribution to their destination. Coverage is
included as part of the package.
DEBRIS REMOVAL COVERAGE:
Provides for reasonable
cleanup expenses up to 25% of the amount otherwise paid for the direct
physical damage as a result of a Covered Cause of Loss. Expenses are
paid only if they are reported to the Company in writing within 180 days
of the loss date or the end of the policy period - whichever is earlier.
If the physical
damage exceeds the policy limit and/or the clean up expenses exceed the
above limitation a limit of $10,000 per occurrence is provided.
DEMOLITION COVERAGE:
Provides coverage for the cost of demolition and removing of debris of
the undamaged portion of the building, if demolition of the undamaged
portion is required by building ordinance or law.
DIRECTORS AND OFFICERS LIABILITY FOR RESIDENTIAL ASSOCIATIONS:
This is a Claims Made coverage form which pays for wrongful acts
committed by any insured, or any other person for whose acts the insured
is legally responsible. Such wrongful acts must be committed by any
insured while acting solely in the conduct of management
responsibilities for the Association, with limits option
500,000/500,000, 1,000,000/1,000,000. This D&O form (E9122) is intended
for use with Residential Associations only (i.e. Condominium and
Homeowners Associations).
A
separate and distinct D&O form (E4297) is available for use with
Commercial Real Estate business such as Office Condominiums in eligible
states. This coverage is only offered in select states.

E
EARTHQUAKE COVERAGE:
Earthquake Coverage is written in
selected areas on a submit for approval basis only and covers loss due
to Earthquake and Volcanic Eruption. Limits and availability vary by
state.
Farmers maximum limit on a per risk basis is limited to $500,000 with
total insurable properties valued at $500,000 or less, for both new and
renewed business.
This coverage applies to the
property, which includes buildings, business personal property, unit
owner, outdoor signs, valuable papers, business income, specified
property and association fees.
EARTHQUAKE SPRINKLER LEAKAGE COVERAGE:
Pays for loss or damage to the Building and Business Personal Property
caused by leakage from an automatic Sprinkler System, or collapse of a
tank that is part of the system. No coverage for Tenant's property.
EQUIPMENT BREAKDOWN COVERAGE:
Pays for direct damage to
insured's machinery and equipment (including up to $25,000 on computers
and related equipment) and loss of business income resulting from
mechanical breakdown, electrical current or arcing or explosion of steam
boilers.
EMPLOYEE BENEFITS
LIABILITY COVERAGE:
Covers the amount the insured is legally obligated to pay due to errors
in the administration of any employee benefit program. This coverage is
occurrence triggered coverage. Covered events must occur during the
policy term, regardless of when the claim is made.
EMPLOYEE DISHONESTY:
Pays for direct physical loss
to business personal property and money and securities resulting from
dishonest acts of the insured's employees.
EMPLOYER'S
LIABILITY (STOP GAP) COVERAGE:
Pays amounts the insured is legally obligated to pay because of bodily
injury to an employee if such injury is covered by the policy, arising
out of and in the course of the employee's employment by insured.
EMPLOYEEE'S TOOLS COVERAGE:
Covers employee's tools used in connection with the insured's automotive
business for direct physical loss from the causes of loss selected,
subject to a specific maximum. Additional limits are available.
EQUIPMENT BREAKDOWN COVERAGE:
Pays for direct damage to insured's machinery and equipment (including
up to $25,000 on computers and related equipment) and loss of business
income resulting from mechanical breakdown, electrical current or arcing
or explosion of steam boilers.
EXTENDED REPLACEMENT COST COVERAGE:
Will pay for repair or replacement of the building or buildings at the
described premises when replacement cost exceeds the policy limit,
provided buildings are insured 100% of replacement cost and they accept
each annual adjustment in building limits, notify us within 90 days of
start of physical changes, additions, or remodeling. Does not apply to
Earthquake, outdoor sign, other outdoor property, or ordinance or law.
EXTERIOR
BUILDING GLASS COVERAGE:
This endorsement to the Building and Personal Property Coverage provides
for payment of loss or damage to glass that is part of the exterior of a
covered building or structure. Lettering or ornamentation on the glass
is included. The coverage will also pay expenses for temporary plates or
boarding up of openings, replacement of frames and removing
obstructions. There is no per pane limitation. The coverage is subject
to a per occurrence deductible and the Building Limit of Insurance.
If the
building is not owned, but the insured is responsible for the exterior
building glass, it is covered as part of the Business Personal Property
Limit of Insurance.
EXTRA EXPENSE COVERAGE:
Covers necessary extra expenses incurred during the period of
restoration to avoid or minimize the suspension of business and continue
operations.

F
FALSE PRETENSE COVERAGE:
Pays reasonable expenses as a result of someone causing the insured to
voluntarily part with a covered auto by trick, scheme or under false
pretenses, or the insured acquiring an auto from a seller who did not
have legal title. Limit of $80,000 is included.
FENCES AND
WALLS COVERAGE: Adds coverage for fences and walls at the
insured premises.
FINE
ARTS COVERAGE:
Provides Special Form Coverage for loss or damage to fine art owned by
the customer. Coverage is separately rated, based on value of the items.
FIRE DEPARTMENT SERVICE
CHARGE: Pays fire response charges levied for service provided
by contract or agreement made before the covered loss.
FIRE EXTINGUISHER
RECHARGE COVERAGE: Pays for
necessary cost to recharge or replace fire extinguishers used to
extinguish a fire at the described premises.
FIRE LEGAL LIABILITY: An
insurance policy which protects the insured against liability incurred
when the insured's negligent actions result in the destruction of
property which is in the insured's care, custody or control.
FOOD BORNE ILLNESS / BUSINESS INTERRUPTION COVERAGE: Available
for all restaurants on Premier Package only. Provides coverage for loss
of Business Income due to a media publication or announcement of food
contamination at the insured's scheduled location restaurant if the
insured is a non-franchised business. Or to a restaurant of the same
trade name and operation if the insured is a franchisee.
FORGERY & ALTERATION:
Pays for loss directly resulting from
forgery or alteration of, any check, draft, promissory note, bill of
exchange or similar written promise of payment in money, that the
insured or agent has issued. Also pays (with written consent of the
company) for defense against suit for refusing to pay the instrument in
question.
FUNCTIONAL BUILDING VALUATION ENDORSEMENT: Description of Coverage -
The Functional Building
Valuation Endorsement provides coverage for specifically scheduled
buildings, which can be replaced with similar property that performs the
same function as currently used but that is less costly.
Coverage is provided: On a functional replacement cost basis when repair
or replacement is contracted for within 180 days of the loss or damage.
-
In the event of a total loss, the damaged building can be replaced with a less costly building that is functionally equivalent to the
damaged building. For partial losses, it pays the cost to repair or
replace the damaged portion with less expensive material, if
available, while still allowing the same architectural style.
-
The smaller of the market value or the replacement value with less
costly material less depreciation if repair or replacement is not
contracted for within 180 days of the loss or damage.
Ordinance or Law Coverage is also provided.
Coverage Example
Assume
the following:
-
The building to be insured is an old, fully equipped factory
building, with a replacement cost of $2,000,000, which the insured
uses as a warehouse.
-
The insured could build a new building to be used for the same
purpose of $1,000,000.
-
Substantial damage to the building (50% destruction) will trigger a
local ordinance and the entire building will have to be destroyed.
-
Estimated cost of demolition of 50% of the building (undamaged
portion) is $30,000.
-
Additional cost to install sprinklers to comply with a local
ordinance is $200,000.
Functional Building Valuation Limit of Insurance would be $1,230,000
($1,000,000 + $30,000 + $200,000).
When to
use FBV Versus ACV
Because
of regional or local economic conditions it maybe be cheaper for the
insured to “go down the street” and purchase a building similar to the
one he currently occupies, than to replace his current building. In this
case, FBV is the form to use.
-
The insured is using a building for another occupancy that if he
were to replace he could build a building built for his occupancy
using low cost materials. FBV is the form to use.
-
The insured wants to insure his building on an ACV basis. We don’t
offer ACV on the BOP, but do offer FBV, which is a better coverage
for about the same price.
How FBV
differs from ACV
-
ACV accounts for depreciation in the
valuation of the building at the time of the loss. FBV does not.
This particularly important with partial losses, which are the most
frequent types of loss.
-
For example:
A hailstorm cause damage to the insured’s roof. The replacement cost
of the roof is $30,000. The roof is 20 years old and has an expected
life span of 25 years. On an ACV basis the insured would receive
$6,000 to cover this loss. On a FBV basis the insured would receive
the full value of $30,000 to replace his roof. The only caveat here
is that the roof materials at replacement may be less costly than
those currently used but would be functionally equivalent.
-
In this case, the ACV amount is insufficient to cover the cost of
repair or replacement.
FUNCTIONAL PERSONAL PROPERTY VALUATION ENDORSEMENT:
Provides coverage for replacement of insured Business Personal Property
items with similar items when replacement with identical property is
impossible or unnecessary.|
The deductible applicable to Building(s) and/or Business Personal
Property applies to this coverage.
The
limit of insurance for a scheduled item is the only limit of insurance
applicable to the scheduled item. Coverage is applicable to items
scheduled in the policy for the location indicated and Business Personal
Property values should be reduced accordingly for that location.
Coverage is designated by location/building in the Declarations.
Functional replacement cost is the cost of replacing the damaged
property with similar property that will perform the same function but
may not be identical to the damaged property.

G
GARAGE COVERAGE
FORM: A commercial automobile insurance coverage form used to
insure automobile dealers, repair shops, service stations, and garage
risks. Garage liability, garagekeepers coverage, and physical damage
coverages may be included.
GARAGEKEEPERS LIABILITY:
Provides coverage for physical damage to customer's vehicles while in
the insured's care, custody or control. Coverage is provided on a Direct
Primary basis without regard to legal liability for the loss, and is the
broadest form of Garagekeepers Coverage.
GLASS / BUILDING GLASS COVERAGE:
Pays for direct physical loss of, or damage to glass, including
lettering or ornamentation, that is part of the exterior of a covered
building or structure at the described premises. Covers necessary
expenses to put up temporary plates or board up openings, repair or
replace encasing frames, and remove or replace obstructions.
GLASS DEDUCTIBLE BUY BACK COVERAGE:
This gives the option to reduce glass damage deductible from the policy
deductible to $100.

H
HIRED AUTOS SPECIFIED AS COVERED AUTOS YOU OWN:
This endorsement
covers liability arising from autos the insured hires, borrows or
leases, as if it were owned by the insured, if scheduled on the
endorsement. The owner or anyone else from whom it is rented or leased
is also considered as an insured.
HIRED NON/OWNED AUTO
LIABILITY:
Pays for Bodily Injury or Property Damage arising out of the maintenance
or use of a hired automobile in the course of business by the insured or
an employee, or the use of a non owned automobile in the business by any
person other than the insured.
HOST
LIQUOR LIABILITY:
Provides liability coverage arising out of the incidental serving of
alcohol by an insured who is not in the business of serving alcohol.

I
INCREASED COST OF
CONSTRUCTION: Provides
coverage for increased costs incurred to comply with enforcement of an
ordinance or law in the course of repair, rebuilding or replacement of
damaged pars of the property. Applies only in buildings are insured on a
replacement cost basis.
INDIVIDUAL AS NAMED INSURED:
When the policy covers individually owned autos, this endorsement should
be attached. It deletes the exclusion in the policy for family members
of the insured. When the named insured is an individual, it broadens the
"who is an insured" provision to provide drive other car coverage for
the named insured, spouse and family members who are residents of the
household, at no additional charge.
DEALERSHIP
INSURANCE AGENTS ERRORS AND OMISSIONS: Pays on behalf of the
insured up a per claim limit of $100,000 for the liability they assume
in their duties as an insurance agent when offering insurance to their
customers. There is a $100,000 Annual Aggregate Limit of Insurance.
Coverage is only available on a claims made basis and is subject to a
$1,000 deductible per claim. The E9103, Extended Reporting Period
Endorsement, can be added which would extend by 12 months the period for
reporting claims arising from an occurrence taking place after the
Retroactive Date but prior to the expiration date shown, for claims
first reported to the Company.

LIMITED
COLLAPSE OR WATER DAMAGE COVERAGE: Covers direct physical loss
or damage to Covered Property caused by collapse or a building or any
port of the insured building due to specified causes of loss stated in
the coverage form.
LIQUOR LIABILITY:
Covers the amount the insured is legally obligated to pay as damages for
injury due to the selling, serving or furnishing of any alcoholic
beverage (subject to policy exclusions).
LOCK
REPLACEMENT COVERAGE:
Pays reasonable cost of necessary repair or replacement of lacks or
tumblers at the described location when the door key is lost due to
covered theft.

M
MARINE INSURANCE:
A form of insurance primarily concerned with means of transportation and
goods in transit. Marine used alone refers to ocean transportation, and
inland marine refers to transportation and goods in transit on land.
MASTER KEY COVERAGE:
Pays for the necessary replacement of locks and keys when a master key
is lost or stolen. Pays $100 per lock up to the occurrence limit.
MECHANICAL & EQUIPMENT BREAKDOWN COVERAGE:
Pays for direct damage to insured's machinery and equipment resulting
from mechanical breakdown, electrical current or arching or explosion of
steam boilers. Also covers loss of business income resulting from
equipment damage. Coverage is automatically included with the purchase
of the Premier Endorsement.
MEDICAL
PAYMENTS:
Pays reasonable medical expenses of persons other than employees, owners
and officers, for injuries sustained on the insured premises.
MONEY &
SECURITIES INSIDE/OUTSIDE:
Pays for loss due to theft, disappearance or destruction of insured's
money and securities on premises, in a bank or savings institution, in
the insured's living quarters, or the living quarters of partners or
employees having use and custody, or in transit between any of the
above.
MONEY ORDERS & COUNTERFEIT PAPER CURRENCY COVERAGE: Pays for loss due to the good
faith acceptance of money orders not paid upon presentation to the
issuer and for counterfeit paper currency which was received as part of
normal business operations.

NEWLY ACQUIRED
BUILDINGS: Extents
automatic coverage for up to 30 days for buildings acquired at other
location that are intended for uses similar to that of the described
building or premises or which are intended to be used as a warehouse. It
also automatically applies to new buildings while being built on the
described premises.
NEWLY ACQUIRED OR CONSTRUCTED BUILDINGS:
Covers new buildings being constructed on the described premises, or to
buildings acquired at a new location if intended for similar use, or use
as a warehouse.
NEWLY ACQUIRED OR CONSTRUCTED PROPERTY:
Extends automatic coverage for up to 60 days for buildings acquired at
other locations that are intended for uses similar to that of the
described building or premises or which are intended to be used as a
warehouse. It also automatically applies to new buildings while being
built on the described premises.
NEWLY ACQUIRED BUSINESS PERSONAL PROPERTY:
Up to $100,000 for Primary and $250,000 for Premier, Business Personal
Property coverage may be extended to apply to the property at any
premises the insured acquires. The coverage ends when any of the
following first occurs:
1).
The policy expires.
2). 30 days after the acquisition or construction begins at the new
premises.
3).
Values are reported to the insurer.
NEWLY ACQUIRED
ORGANIZATIONS: Makes a Named
Insured any organization the insure acquires or forms. Coverage is
afforded for no more than 90 days after acquisition or formation.

ODOMETER LIABILITY:
Pays on behalf of the insured up to an annual aggregate limit and per
occurrence limit of $100,000 for the liability the insured may incur
because of failure to comply with the Federal Odometer Requirements of
the Motor Vehicle Information and Cost Savings Act. A $1,000 deductible
applies to each occurrence.
ORDINANCE OR LAW COVERAGE:
Three separate coverages are provided with this endorsement.
Coverage 1 covers loss in value of the undamaged portion of the
building due to demolition pursuant to a building ordinance or law.
Coverage 2 covers the cost of demolition and removing of debris of
the undamaged portion of the building if demolition is required by
building ordinance or law.
Coverage 3 covers the increased cost to repair, reconstruct or
remodel damaged or Undamaged parts of the building to comply with a
building ordinance or law.
OUTDOOR FENCES AND WALLS:
Pays for direct physical loss or damage to outdoor fences and walls.
OUTDOOR PROPERTY COVERAGE:
Extends coverage to apply to outdoor fences, radio and television
antenna (including satellite dishes), signs not attached to buildings,
trees, shrubs and plants, including debris removal expense, due to Fire,
Lightening, Explosion, Riot or Civil Commotion, or Aircraft.
OUTDOOR SIGNS
COVERAGE: Pays for
direct physical loss of, or damage to, Outdoor Signs not attached to the
covered building.
OWNED AUTO COVERAGE:
Provides coverage for owned automobiles which are used in the business.
The form provides bodily injury and property damage liability, medical
payments, personal injury protection, uninsured/underinsured motorist
coverage and physical damage coverages.

PARKING AREA LIABILITY:
Covers the insured’s legal liability that arises from bodily injury or
property damage caused by an occurrence in the parking area on premises
you own or rent.
PERISHABLE GOODS COVERAGE:
Pays for loss of perishable goods due to spoilage resulting from
an accident to covered property up to $25,000 per accident.
PERSONAL EFFECTS COVERAGE:
Extends coverage under Business Personal Property to apply to personal
effects owned by the insured, officers, partners or employees. Does not
extend to tolls or equipment used in the business or to loss or damage
by theft.
PERSONAL INJURY:
Pays for injury other than bodily
injury, arising out of one or more of the following;
1). False arrest, detention or imprisonment
2). Malicious prosecution
3). Wrongful eviction from, wrongful entry into, or invasion of the right
of private occupancy of a room, dwelling or premises that a person
occupies, by or on behalf or its owner, landlord or lessor
4). Oral or written publication of material that slanders or libels a
person or organization or disparages a person's or organization's goods,
products or services
5). Oral or written publication of material that violates a person's right
of privacy
PERSONAL INJURY PROTECTION:
Provides No Fault medical, disability, and loss of income coverage in
accordance with State statutory provisions.
PERSONAL INJURY / ADVERTISING LIABILITY:
This form provides coverage for all sums which the insured is legally
obligated to pay as damages caused by:
Bodily Injury
Personal Injury
Advertising Injury
Property Damage
Coverage is written for $500,000, $1,000,000, $2,000,000 Combined Single
Limit of Liability per occurrence. The aggregate limit applies to
Products/Completed Operations losses.
PERSONAL PROPERTY OFF
PREMISES COVERAGE: Extends insurance that applies to Business
Personal Property to covered Business Personal Property other than Money
and Securities, Valuable Papers and Records, or Accounts Receivable,
while in course of transit or temporarily at a premises not owned,
leased or operated by the insured.
POLLUTANT CLEAN UP & REMOVAL:
Provides limited coverage of
costs to extract pollutants from land or water at the insured’s
premises, due to a covered loss.
PREMISES BOUNDARY:
Covers materials, equipment, supplies and temporary structures, within
the designated number of feet of the described premises, used for making
additions, alterations or repairs to the buildings or structures.
PREMISE BURGLARY:
Covers property other than money and securities against burglary or
robbery of a "watchperson" inside the premises of the insured. A
coverage extension pays for loss from damage to the premises or its
exterior resulting directly from the Covered Causes of Loss. Watchperson
means any person you retain specifically to have care and custody of
property inside the premises and who has no other duties. For coverage
to apply to property in outside containers, refer to CR 15 07.
PREMISES THEFT AND ROBBERY OUTSIDE:
Covers property other than money and securities on premises for theft,
and outside the premises for robbery of the insured or the insured's
messenger. For coverage to apply to property in outside containers,
refer to CR 15 07.
PREMISES & OPERATIONS AND PRODUCTS & COMPLETED OPERATIONS:
Pays for Bodily Injury or Property Damage for which the Insured becomes
obligated to pay as a result of the operation of the business and of any
product produced or work that is performed. This excludes vehicle
liability.
Coverage is written for $500,000, $1,000,000, $2,000,000 Combined Single
Limit of Liability per occurrence, except for Manufacturing. Maximum
Manufacturing program occurrence limits are $1,000,000.
The annual
aggregate limit for Premises/Operations is twice the occurrence limit.
The annual aggregate limit for Products/Completed Operations is the same
as the occurrence limit, except Artisan Contractor and Auto Service &
Repair BOP, for which it is twice the occurrence limit.
This form provides
coverage for all sums which the insured is legally obligated to pay as
damages caused by:
Bodily Injury
Personal Injury
Advertising Injury
Property Damage
PRESERVATION OF PROPERTY:
Covers physical
loss or damage to covered property while it is being moved or while
temporarily stored at another location.
PRINTERS ERRORS & OMISSIONS:
Pays the amount the insured is obligated to pay as a result of
misprinting documents submitted to the insured for professional printing
services. We require the insured to have a pre-approved procedure in
place to minimize chance of loss under this coverage. (Manufacturing)
PRODUCT DEFICIENCY LIABILITY (LEMON LAW):
Pays on behalf of the insured all legal expenses and satisfies all
judgments up to a per occurrence limit and annual aggregate of $100,000
for the repair or replacement cost of any new motor vehicle which the
insured becomes legally obligated to pay as damages because of a lawsuit
alleging the insured's inability to service or repair a nonconformity in
a new motor vehicle to conform to applicable express warranties as
prescribed by the law of the state in which the insured does business.
PRODUCT LIABILITY EXCLUSION ENDORSEMENT:
Allows products and completion operation liability occurrences to be
excluded from coverage under the Business Owners Liability policy form.
PRODUCT RECALL AND REPLACEMENT COVERAGE:
Pays for necessary expenses incurred in withdrawing or recalling
insured's product from the market or from use because of a known or
suspected defect that could reasonably be expected to cause Bodily
Injury, Property Damage, Personal Injury, or Advertising Injury.

REASONABLE EXPENSES:
Provides up to $250 a day for reasonable expenses, including loss of
earnings because of time off work, incurred as a result of assisting
Farmers in the investigation or defense of a claim or suit.
REPLACEMENT COST:
Covered property will be
valued at replacement cost without deduction for depreciation if the
limit of insurance on the loss or damaged property is 80% or more of the
full replacement cost before the loss. Payment will not, however, exceed
the limit of insurance that applies to the lost or damaged property.
ROBBERY & SAFE BURGLARY:
Covers property other than money and securities against robbery and safe
burglary inside the premises and also outside the premises while in the
care of the insured or the insured's messengers.
ROBBERY & SAFE BURGLARY - MONEY & SECURITIES:
Covers money and securities against robbery and safe burglary.

SEASONAL AUTOMATIC INCREASE - BPP:
Adjusts the coverage limit to cover seasonal variation in the value of
business personal property, provided Business Personal Property in the
Declarations is at least 100% of average monthly values during the
lesser of:
1).12 months immediately preceding date of loss
2). Period of time in business
SPECIFIED PROPERTY:
Pays for direct physical loss or damage to fences, walls, walks,
driveways and pools at the described premises.
SPOILAGE COVERAGE:
Pays for damage to insured's personal property (normally food) due to
mechanical breakdown or failure of refrigerating equipment,
contamination by refrigerant or power outages beyond insured's control.

TENANT'S IMPROVEMENTS & BETTERMENTS:
This coverage is provided automatically by the BOP policy under the
Business Personal Property limit, provided the limit includes the amount
necessary to cover the tenant's improvements and betterments. However,
the tenant insured may elect to cover up to $500,000 of such
improvements and betterments under a separate limit on the declarations
page, and by doing so, benefit from a lower rate based upon the building
rate rather than the BPP rate.
TENANT'S INTERIOR GLASS:
Pays for direct physical loss or damage to glass permanently affixed to
interior walls, floors or ceilings of a covered building or structure or
building or structure in a tenants care, custody or control.
TENANT'S EXTERIOR GLASS:
Coverage may be provided for both exterior grade floor and semi-exterior
glass which are the property of others in the care, custody or control
of the insured while on the insured premises and all lettering or
ornamentation thereon.

Under this option, replacement coverage is provided and is extended to
be included, without charge. Safety glazing replacement glass is used
when required by statute, ordinance or building code. Coverage is
designated by location/building in the Declarations.
TENANTS LIABILITY COVERAGE:
This option may be selected to provide increased coverage for liability
arising from the insured's negligence as a tenant causing building loss
or damage. The limit of $100,000 may be increased up to $1,000,000,
however may not be higher than the premises liability limit. Coverage is
designated in the Declarations as applicable to all locations.
TENANTS MOVE BACK COVERAGE:
Will pay for expenses the insured incurs to move displaced tenants back
to the Described Premises after completion of repairs made necessary due
to a covered loss.
THEFT, DISAPPEARANCE & DESTRUCTION - MONEY & SECURITIES:
Covers money and securities against theft, disappearance and
destruction.
Section 1 provides a limit on the premises.
Section 2 provides a limit for all messengers of the insured while
outside the premises.
THEFT LIMITATION BULLION/PRECIOUS METALS:
Pays for loss or damage by theft for bullion, gold, silver, platinum and
other precious alloys or metals. The Primary Package provides $2,500 for
theft of bullion, gold, silver, platinum and other precious alloys or
metals.
The Premier Package provides $10,000. The Primary coverage and limit is
provided in the Businessowners Special Property Coverage Form, BP 00 02.
The Premier Package coverage and limit are provided in the Premier
Endorsement, E3059. (Manufacturing)
THEFT LIMITATION PATTERNS & DIES:
This coverage pays for loss or damage by theft for patterns, dies, molds
and forms. The Primary Package provides $2,500 for theft of Pattern and
Dies. The Premier Package removes the limitation. The Primary coverage
and limit is provided in the Businessowners Special Property Coverage
Form, BP 00 02. The Premier Package Endorsement, E3059, removes the
limitation of coverage for theft of Pattern & Dies. (Manufacturing)
TITLE ERRORS AND OMISSIONS LIABILITY:
Pays on behalf of the insured up to a maximum per occurrence and annual
aggregate of $50,000 which the insured shall become legally obligated to
pay arising from claims made against the insured for any negligent act,
error or omission committed by the insured in failing to correctly or
properly specify, on title papers, the mortgagee or "legal owner". This
coverage would pay damages resulting from the purchaser either selling
or transferring title or refusing to relinquish title resulting in
financial loss to the mortgagee or legal owner. A $1,000 deductible
applies to each occurrence.
TRANSPORTATION COVERAGE:
Pays for the direct physical loss of or damage to Covered Property from
any covered cause of loss, including an accident, while in the insured's
custody or in the custody of a common or contract carrier. Applies while
such property is in transit from the point of shipment to its
destination and while located on docks, wharves, piers, bulkheads,
depots or stations.
TREES, SHRUBS & PLANTS:
Adds coverage for outdoor trees, shrubs and plants at the insured
premises.
TRUTH IN LENDING - ERRORS & OMISSIONS:
Pays on behalf of the insured up to an annual aggregate limit of
$100,000 and a per occurrence limit of $100,000 for the liability the
insured may incur because of the failure to comply with the Consumer
Credit Protection Act. A $1,000 deductible applies per occurrence.

UMBRELLA
LIABILITY POLICY: A coverage basically affording high limit
coverage in excess of the limits of the primary policies as well as
additional liability coverages. The term "umbrella" is derived from the
fact that it is a separate policy over and above any other basic
liability policies the insured may have.
UNINSURED
MOTORIST / UNDERINSURED MOTORIST (UM / UIM)
▪ Pays for bodily injuries, but not property
damage, the insured, qualified family member, and any other person
occupying the covered auto sustains, cause by an uninsured motorist,
underinsured motorist or a hit-and-run driver.
▪ Also applies to household members as
pedestrians.
▪
Includes payment for medical costs, lost wages and pain and suffering.
UTILITY
SERVICES - BUSINESS INTERRUPTION: An optional coverage
on the Primary policy, or $10,000 included on the Premier. Pays
for loss of Business Income or Extra Expense caused by the
interruption of power (property supplying electricity steam or
gas) or communication (property supplying communication services
including telephones, radio, microwave or television) services
to the described premises. The interruption must result from
direct physical loss or damage to the off premises supply
property. Subject to an eight hour deductible.
UTILITY SERVICES – TIME ELEMENT:
Pays for loss of Business Income or Extra Expense caused by the
interruption of power (property supplying electricity steam or gas) or
communication (property supplying communication services including
telephones, radio, microwave or television) services to the described
premises. The interruption must result from direct physical loss or
damage to the off premises supply property. Subject to an eight hour
deductible.
UTILITY SERVICE – DIRECT DAMAGE:
This optional endorsement provides coverage for loss or damage to
Business Personal Property that occurs form loss of water, communication
or electric utility service due to physical damage to the utility from a
covered cause of loss including transmission lines. The coverage is
subject to the basic or Optional property deductible, reflected on the
Declarations.

VALUABLE PAPERS
& RECORDS: Pays direct
physical loss or damage to valuable papers and records caused by, or
resulting from a covered cause of loss. Includes cost to research lost
information on valuable papers and records for which duplicates do not
exist. Coverage is limited to $2,500 on valuable papers and records not
at the described premises.

WAIVER OF SUBROGATION:
This endorsement provides for a waiver of subrogation for Liability
Coverage for the person(s) or organization named in the endorsement.
WAIVER OR TRANSFER OF RIGHTS OF RECOVERY OF OTHERS TO US:
This form waives the transfer of recovery rights form the insured to the
insurance company For liability losses paid if agreed to prior to the
time of loss. This optional form must be requested by the insured.
